YAKUB ABDULRASHEED – Beltone Asset Management, a subsidiary of Beltone Holding, and Egyptian fractional real estate investment platform Amtaar Capital have partnered to establish a multi-issuance real estate investment fund with a total target of EGP 2 billion ($38 million).
Potentially, this is to give a wider pool of investors access to professionally managed property investments without requiring the capital needed to purchase an entire property.
The fund, which is currently under establishment, is expected to launch its first issuance with a target of between EGP 500 million and EGP 700 million.
Under the arrangement, Beltone Asset Management will establish and manage the fund while overseeing the selection of its underlying real estate assets. Amtaar Capital will therefore provide the digital platform through which investors can participate, with investments starting from EGP 1,000.
The initiative combines traditional asset management expertise with digital investment infrastructure to lower the entry barrier to real estate investing.
What the Beltone-Amtaar Partnership Means for Investors
At the heart of the partnership is an attempt to change how individuals participate in the real estate market.
Instead of requiring investors to raise enough capital to purchase a house, commercial property or other real estate asset outright, the proposed fund will pool money from multiple investors and deploy it into income-generating properties.
Investors will purchase units in the fund through Amtaar’s digital platform, giving them exposure to the performance of the underlying real estate portfolio without directly owning an entire property.
The first issuance is expected to raise between EGP 500 million and EGP 700 million, while subsequent issuances are planned as the fund works towards its overall EGP 2 billion target.
For investors, potential returns could come from rental income generated by the properties as well as increases in their value over time. However, the eventual returns will depend on the fund’s performance, investment strategy and applicable terms and conditions.
Leading Fund Management and Asset Selection
Beltone Asset Management will occupy the investment management side of the partnership, taking responsibility for establishing and managing the fund and determining which real estate assets are suitable for investment.
Its role is significant because investors will largely rely on the fund manager’s ability to identify properties capable of generating sustainable income and potentially appreciating in value.
The arrangement also means individual investors will not have to independently search for properties, negotiate purchases or manage the underlying assets themselves.
Khaled Darwish, CEO of Beltone Asset Management, described the partnership as an alternative route into professionally managed property investment.
“Real estate investment is an important component of many investors’ portfolios, but direct ownership typically requires significant capital and can lead to concentration in a single asset,” he noted.
He added that the partnership combines Beltone’s investment management expertise with Amtaar’s digital access.
Bringi Real Estate Investment to a Digital Platform
Amtaar Capital will provide the technology and digital infrastructure through which investors can access the fund’s first issuance.
The platform is particularly important because it allows the investment opportunity to move beyond traditional real estate transactions, where individuals typically need substantial capital and often have to navigate property searches, negotiations and ownership processes themselves.
With the proposed structure, investors can participate digitally with a minimum investment of EGP 1,000, potentially making real estate exposure accessible to a much broader group of people.
Amtaar’s Co-Founder and CEO, Amr Afifi, said the partnership combines “Amtaar’s digital real estate ecosystem and Beltone Asset Management’s investment management expertise” to make property investment more accessible.
He also described the objective as providing investors with “a simpler digital experience,” highlighting the role technology can play in reducing some of the traditional barriers surrounding real estate investment.
How Investors Could Make Money From the Fund
The proposed fund is designed to invest in income-generating real estate, creating two potential avenues through which investors could benefit.
The first is rental income. When properties held or invested in by the fund generate rent, that income can contribute to the fund’s overall performance, subject to its structure and applicable terms.
The second is capital appreciation, which occurs when the value of the underlying properties increases over time.
For example, if properties acquired by the fund become more valuable because of market conditions, development, demand or other factors, investors could potentially benefit from the increase in value through their fund units.
However, the arrangement does not eliminate investment risk. Property values can decline, rental income can fluctuate and the performance of the fund will depend on the quality and performance of its underlying assets.
Investors therefore gain exposure to real estate without directly purchasing a property, but their returns remain subject to market and fund-specific risks.
Why the Partnership Matters for Egypt’s Real Estate Market
The Beltone-Amtaar initiative reflects a broader shift towards using digital platforms to widen access to alternative investment opportunities.
Real estate has traditionally been viewed as an attractive investment avenue, but direct ownership can place it beyond the reach of individuals with limited capital.
By allowing participation from EGP 1,000, the proposed fund seeks to lower that entry barrier while retaining professional management of the underlying investments.
The partnership also brings together two distinct capabilities which are; Beltone’s asset management expertise and Amtaar’s digital real estate ecosystem.
If successfully implemented, the model could provide investors with another way to diversify their portfolios without concentrating substantial capital in a single property.
More broadly, the initiative illustrates how financial technology and professional investment management are increasingly converging to create investment products designed for a wider segment of the market.
