Majid Al Futtaim has announced its first major entry into the Egypt’’s residential real estate market through a strategic partnership with MIDAR for Investment and Urban Development.

The agreement will see the development of a large-scale mixed-use community within Mada City in New Cairo, with an initial development value of approximately $3.1 billion.

The project marks a significant milestone for both companies; for Majid Al Futtaim, it represents an expansion beyond its long-established retail, leisure, and commercial real estate operations in Egypt, while for MIDAR, it brings one of the region’s most prominent developers into its flagship urban destination.

Designed as an integrated community that combines residential, commercial, hospitality, office, entertainment, and service offerings, the project reflects a broader shift in regional real estate development toward creating self-sustaining urban ecosystems.

If future expansion plans are fully realised, the project’s total value could exceed $4 billion, making it one of the most ambitious mixed-use developments currently planned in Egypt.

A Landmark Entry into Egypt’s Residential Market

For nearly three decades, Majid Al Futtaim has maintained a strong presence in Egypt through its shopping malls, entertainment facilities, and commercial developments.

However, the New Cairo project represents the company’s first major venture into residential real estate in the country, opening a new chapter in its Egyptian growth story.

The development will be situated within Mada City, one of East Cairo’s emerging urban destinations that has been attracting increasing attention from developers and investors seeking to capitalize on the area’s rapid expansion.

By entering the residential market through a large-scale integrated development, Majid Al Futtaim is positioning itself to benefit from growing demand for modern communities that offer residents access to housing, employment opportunities, leisure activities, and essential services within a single destination.

The investment also serves as a strong endorsement of Egypt’s long-term urban growth prospects. Despite economic challenges facing many markets globally, regional investors continue to view Egypt as a strategic destination for large-scale developments, particularly in growth corridors such as East Cairo.

Highlighting the company’s confidence in the market, Ahmed Galal Ismail, Chief Executive Officer of Majid Al Futtaim Holding, stated:

“Through this project, we aim to create meaningful economic value and reaffirm our confidence in the strength and resilience of the Egyptian market and in its ability to support future destinations that meet the highest international standards.”

Building an Integrated Community for Living, Working and Leisure

One of the defining features of the project is its scale and comprehensive design. The development will span approximately 553 feddans, equivalent to about 2.32 million square metres, making it one of the larger mixed-use projects currently under development in the region.

According to the project plan, the first phase will cover 200 feddans and will be developed during the initial four years of implementation. A second phase will extend across an additional 300 feddans, allowing the community to grow progressively while responding to market demand.

At the heart of the development will be approximately 6,000 residential units complemented by office spaces, commercial facilities, hospitality offerings, entertainment venues, and community services.

Rather than functioning solely as a residential estate, the project is being designed as a fully integrated urban destination where residents can live, work, shop, and enjoy leisure activities without the need to travel significant distances.

This approach reflects a growing trend in global and regional urban planning, where developers increasingly prioritize mixed-use communities that provide convenience, reduce commuting times, and create vibrant environments capable of supporting long-term economic activity.

The Potential $4B Expansion Opportunity

Beyond the initial development plans, the partnership also includes a significant future growth opportunity. An additional 60 feddans have been reserved for a potential shopping and entertainment destination that could be developed as the community expands.

According to the companies, this component will be implemented progressively based on occupancy levels and overall development progress within the project. Should market demand justify the expansion, the additional development would push the project’s total value beyond $4 billion.

The proposed retail and entertainment district would build upon Majid Al Futtaim’s extensive expertise in creating destination shopping and leisure experiences across the Middle East and North Africa.

Such an addition could further enhance the attractiveness of Mada City, transforming it into a major commercial and lifestyle hub within East Cairo.

The decision to link this phase to occupancy and market performance demonstrates a measured development strategy that balances ambition with commercial sustainability, ensuring that future investments are aligned with actual demand.

What This Means for Egypt’s Urban Development Ambitions

The agreement arrives at a time when Egypt continues to pursue large-scale urban expansion projects aimed at accommodating population growth, attracting investment, and stimulating economic development.

East Cairo, in particular, has emerged as a focal point for these ambitions, with master-planned cities increasingly competing to attract residents, businesses, and international investors.

For MIDAR, securing a partner with Majid Al Futtaim’s regional reputation and development track record strengthens Mada City’s position as a premier destination for investment.

The project also adds another anchor development capable of generating economic activity and supporting long-term urban growth across the surrounding area. More broadly, the partnership illustrates how major regional developers are evolving beyond traditional real estate models.

Instead of focusing solely on residential compounds or standalone commercial assets, companies are increasingly pursuing integrated developments that generate revenue from multiple streams, including housing sales, retail operations, office leasing, hospitality services, and entertainment offerings.

This diversification not only enhances the commercial viability of projects but also contributes to the creation of more sustainable urban environments that can support economic growth over decades.
