Dubizzle Group has announced a strategic investment in UAE-based property technology (proptech) startup Takeem, marking another significant step in its ambition to build a more connected, secure and technology-driven rental ecosystem across the United Arab Emirates.
Through the partnership, Bayut and dubizzle, the Group’s flagship property platforms, will become the exclusive property portals for Takeem’s Rental Guarantee solution in the UAE. This will give landlords and property professionals access to a service designed to protect rental income against tenant payment defaults while also providing emergency maintenance coverage.
The investment, made through Dubizzle Group Ventures, comes shortly after the company’s strategic investment in rental payments platform Tern, reinforcing its broader strategy of integrating property search, rental payments, financial protection and trust into a seamless digital experience.
According to Dubizzle Group, the partnership aims to make the rental process “more trusted, more transparent and more dependable for everyone involved.”
What problem Takeem is solving
Founded in 2023 by Rakesh Mavath and Pooja Vithlani, Takeem has positioned itself as a solution to one of the most persistent challenges in the rental market, tenant payment default.
Its Rental Guarantee product is designed to shield landlords from the financial consequences of unpaid rent while also covering emergency property repairs, helping landlords, tenants, estate agents and property managers navigate the leasing process with greater confidence.
Beyond financial protection, the platform also enables tenants to pay rent through monthly digital direct debit payments, offering an alternative to traditional lump-sum rental payments that are common in parts of the UAE property market.
According to the company, the solution is the first of its kind in the Gulf Cooperation Council (GCC), providing what it describes as “a more secure, structured and predictable rental experience for landlords, tenants, agents and property managers.”
Why is this partnership important
Under the agreement, Bayut and dubizzle will serve as the exclusive online property portals for Takeem’s Rental Guarantee service, integrating the offering directly into Dubizzle Group’s growing portfolio of rental solutions.
Commenting on the partnership, Dubizzle Group UAE Chief Executive Officer Haider Ali Khan said the company was impressed not only by Takeem’s technology but also by the founders’ long-term vision.
“Takeem is solving one of the most important gaps in the rental journey, and what stood out to us was not only the strength of the product, but the clarity of the founding team’s vision.”
He added that the partnership aligns with Dubizzle Group’s objective of making property transactions “more trusted, more transparent and more dependable for everyone involved.”
According to Khan, combining Takeem’s landlord protection services with Tern’s rental payment platform allows the Group to support virtually every stage of the rental process, from property discovery and payments to financial protection and trust.
Rapid Growth Signals Strong Market Demand
Takeem has experienced rapid expansion since its launch, reflecting growing demand for technology solutions that reduce risk in the rental market.
The company says it has already onboarded more than 100,000 rental units while leveraging a proprietary database of rental information to strengthen its risk assessment models and improve decision-making across the leasing ecosystem.
It also reported significant commercial momentum, noting that client onboarding increased by 900 per cent over the past two months, an indication of accelerating market adoption.
Co-founder Rakesh Mavath said the company’s long-term goal is to create a more secure rental environment for every stakeholder.
“Our vision has always been to make renting more secure and predictable for everyone involved. Partnering with Dubizzle Group allows us to bring Rental Guarantee to a much wider audience through Bayut and dubizzle, embedding protection into the rental journey where it matters most.”
He added that the collaboration would help landlords and agents reduce financial risk while contributing to “a more trusted and resilient property ecosystem in the UAE.”
Dubizzle Group’s Broader Digital Property Strategy
The Takeem investment follows Dubizzle Group’s recent investment in Tern, another UAE proptech startup focused on modernising rental payments.
While Tern offers tenants greater flexibility in paying rent, Takeem addresses the concerns of landlords by reducing the risk associated with rental income. Together, the two investments demonstrate Dubizzle Group’s strategy of building an integrated digital rental ecosystem that serves every participant in the property market.
The investment was executed through Dubizzle Group Ventures, the company’s early-stage investment arm dedicated to supporting technology startups building innovative solutions around the Group’s marketplaces across the GCC.
With the latest partnership, Dubizzle Group continues to expand beyond its traditional role as a property listing platform, positioning itself as a technology ecosystem that connects property search, payments, risk protection and rental management into a unified digital experience aimed at improving confidence and efficiency across the UAE’s real estate sector.
